The building is subject to a ground lease that expires in January 2018 with fully coterminous tenant leases, so that at expiration Columbia will own a fee simple interest in the land and building.<\/p>\n<p>The REIT \u201cplans to invest significant capital to perform a comprehensive renovation of the property, including updating and upgrading its infrastructure, interior and exterior finishes, and common areas throughout.\u201d The goal reportedly is to reposition the building as a \u201cmodern boutique office.\u201d<\/p>\n<p>The transaction is expected to close later this year. Eastdil Secured and Cushman &amp; Wakefield represented the seller in the transaction.<\/p>\n<p>Two small spaces are listed as available for lease, at $39 per square foot, according to Yardi Matrix. The buyer was a partnership of Nightingale Properties and Simon Glick.<\/li>\n<li>Just before Christmas, <a href=\"https:\/\/www.commercialsearch.com\/news\/columbia-departs-dallas-phoenix-with-2-office-property-sales\/\" target=\"_blank\" rel=\"noopener\">Columbia sold two assets<\/a>, suburban office buildings in the Dallas and Phoenix markets, vacating both metros.<\/li>\n<li>It was another departure in early January, when Columbia <a href=\"https:\/\/www.commercialsearch.com\/news\/property-trust-exits-houston-sells-entire-portfolio-for-272m\/\" target=\"_blank\" rel=\"noopener\">sold a three-building portfolio in Houston<\/a>, to Spear Street Capital.<\/li>\n<li>And in early February, Columbia <a href=\"https:\/\/www.commercialsearch.com\/news\/clevelands-key-center-sells-for-268m\/\" target=\"_blank\" rel=\"noopener\">sold the 1.3-million-square-foot Key Center<\/a> in downtown Cleveland. He started writing about CRE in 1988 for a group of Chicago-based publications and in 1989 became the editor of Midwest Real Estate News. After moving on from there in 1991, Baltic continued writing occasionally about real estate, for publications like the Chicago Sun-Times, National Real Estate Investor, Urban Land, Shopping Center World and Architect\u2019s Newspaper.
