New York<\/strong>\u2014Prestige Properties & Development Co. Inc. has named Colliers International as exclusive leasing agent for 2100 Bartow Ave., a 206,730-square-foot office building in northern Bronx. The four-story, Class A asset is part of the more than 2\u00a0million-square-foot mixed-use Bay Plaza development.<\/p>\n

Colliers’ Al Gutierrez, Stephanie Coleman, Cameron Paktinat and Brian Given will take the lead on this assignment. Availabilities on the second and third floors range from 2,000 to 80,000 square feet. The building has been off the market for more than two decades.<\/p>\n

\u201cIn a market with very few large-block opportunities, 2100 Bartow Ave. can accommodate users with significant requirements,\u201d said Gutierrez in prepared remarks. \u201cAt the same time, it offers an ideal setting for smaller tenants seeking easily accessible, mass transit-served space in the heart of a thriving mixed-use development with restaurants, retail and entertainment. The property offers excellent visibility from both the Hutch and I-95.\u201d<\/p>\n

In addition to having its own Hutchinson River Parkway exit, the development is adjacent to Interstate 95 Exit 11 and is served by nine bus routes. There are affordable housing options within walking distance of the property and about 500,000\u00a0residence live within a 3-mile radius.<\/p>\n

2100 Bartow Ave. is anchored by major companies. \u201cThe building is especially well-positioned to accommodate medical office users. We are seeing strong demand from that sector as hospital systems continue to branch out. Additionally, this region is still underserved for various medical modalities and offers limited medical office inventory,\u201d said Coleman in a prepared statement.<\/p>\n

Prestige Properties is planning to bring major improvements to the property, including an upgraded front entry, landscaping and signage and new roofing.<\/p>\n
