Phoenix<\/strong>\u2014The Opus Group is keeping busy in the Phoenix metro area with a master-planned, 96-acre speculative industrial project in Goodyear, Ariz. The company intends to begin work on the 540,000-square-foot first phase of the development at Goodyear Crossing Industrial Park in early 2017.<\/p>\n

Phase I of the project will consist of a 540,000-square-foot industrial building with expansion capability to more than 1.1 million square feet, and will be one of only two buildings in the area to have at least 500,000 square feet of available space with 36-foot clear heights. The initial phase will offer flexible configurations, able to accommodate up to four tenants of 100,000 square feet or more, as well as the potential to include office areas in all four corners of the building. The space will be fitted with 7-inch slabs, 100 percent concrete, fully-secured truck courts, 289 automobile stalls and 15 excess trailer parking stalls. Additionally, the building will be HVAC-ready with R-39 insulation under its roof, and will be designed to achieve LEED certification from the USGBC.<\/p>\n

The Goodyear Crossing Industrial Park is located along Cotton Lane\u2014part of the future expansion of Loop 303\u2014and roughly 3 miles from Interstate 10. According to Opus, the land is one of the largest rail-served sites in southwest Phoenix, being adjacent to a Union Pacific railroad. A Foreign Trade Zone magnet designation is also in place, providing benefits such as reduced duty fees, increased security and reduced supply chain time.<\/p>\n

\u201cWe\u2019re thrilled to bring this next generation development to an industrial park that has quick access to major interchanges,\u201d Sean Cummings, vice president with Opus Development Co., said in prepared remarks. \u201cThe Goodyear Crossing Industrial Park offers users the opportunity to do business in an established business park, anchored by notable tenants including Amazon and Macy\u2019s.\u201d<\/p>\n

Completion on the first phase of the project is slated for the fall of 2017. Opus Development Co. will act as developer, Opus Design Build LLC will be the design-builder, while Opus AE Group will serve as architect and structural engineer of record.<\/p>\n

JLL\u2019s Anthony Lydon, Marc Hertzberg and Pat Harlan will market the property for lease on behalf of Opus.<\/p>\n
