Buffalo Drive, Las Vegas<\/p><\/div>\n<p><strong>Las Vegas<\/strong>\u2014<a href=\"https:\/\/www.griffincapital.com\/\" target=\"_blank\" rel=\"nofollow\">Griffin Capital Co<\/a>. has announced, on behalf of <a href=\"https:\/\/www.griffincapital.com\/griffin-capital-essential-asset-reit-ii\" target=\"_blank\" rel=\"nofollow\">Griffin Capital Essential Asset REIT II Inc.<\/a>, the purchase of a Class A, three-story office building located at 6355 South Buffalo Drive in Las Vegas.<\/p>\n<p>The REIT paid $66.5 million to acquire the 222,268-square-foot property from Panattoni Development Co.\u00a0According to the\u00a0<em><a href=\"https:\/\/www.reviewjournal.com\/business\/economic-development\/southern-california-investors-buy-igt-offices-southwest-las-vegas\" target=\"_blank\" rel=\"nofollow\">Las Vegas Review Journal<\/a>, <\/em>the seller bought the roughly 38-acre campus\u2014including 4.5 acres of vacant land\u2014for $75 million back in December.<\/p>\n<p>At the time of the deal, the property was 100 percent leased to\u00a0<a href=\"https:\/\/www.igt.com\/\" target=\"_blank\" rel=\"nofollow\">International Game Technology<\/a> (IGT) through 2030. The building\u00a0serves as the interactive headquarters of IGT, which has occupied the facility since it was constructed as a build-to-suit in 2008. \u00a0In November 2015, the company executed a 15-year triple-net lease.<\/p>\n<p>\u201cThe IGT asset meets the REIT\u2019s criteria of investing in business essential, institutional-quality properties leased to corporate tenants with healthy credit dynamics on a long-term basis.
