Contact Pointe <\/em><\/p><\/div>\n

Orlando<\/strong>\u2014JLL<\/a> represented a joint venture between Tower Realty Partners<\/a> and TriGate Capital<\/a> in completing a full-floor lease with AT&T Inc.<\/a> at Contact Pointe, a Class B office building located within Lake Emma Corporate Park in Lake Mary, Fla.<\/p>\n

John Gilbert, managing director with JLL and Vice President Darryl Hoffman represented the landlord, Tower Realty Partners and TriGate Capital, in the leasing agreement.<\/p>\n

Located at 3210 Lake Emma Road, Contact Pointe is a three-story, 93,000-square-foot office building with 31,000-square-foot floor plates. The property was built in 1996 and features controlled access, a fitness center and a total of 819 parking spaces, according to Yardi Matrix<\/a>. AT&T will occupy the first floor and will employ approximately 180 workers.<\/p>\n

\u201cContact Pointe continues to appeal to top-tier tenants with its high parking ratio and large amount of contiguous office space available,\u201d JLL\u2019s John Gilbert said in a prepared statement. \u201cThis absorption will leave Contact Pointe with one remaining block of space to lease. This space is the only available block in Lake Mary above 20,000 square feet with a parking ratio of 6 spots per 1,000 square feet, which is the highest parking ratio north of Downtown Orlando.\u201d<\/p>\n

Earlier this year, JLL also represented Tower Realty Partners and TriGate Capital in the sale of an adjacent 158,000-square-foot building to Axium Specialty Pharmacy.<\/p>\n
