Triangle rent evolution, click to enlarge<\/p><\/div>\n<p>North Carolina\u2019s Triangle metro\u2014which encompasses Charlotte and Raleigh-Durham\u2014has been one of the more dynamic areas of the country in recent years.\u00a0Local universities have produced a wealth of highly educated workers, while the\u00a0area draws residents due to its low housing costs and temperate climate. The\u00a0combination of job and population growth has produced extremely strong demand\u00a0for apartments. The question now is whether demand will continue to be\u00a0enough to absorb the heavy supply pipeline.<\/p>\n<p>But the metro\u2019s robust job growth continues, with 58,200 positions added in the\u00a012 months ending in April, led by business services, trade and transportation, and\u00a0hospitality. The Research Triangle technology center is a focal point of the growth,\u00a0given its role as a hub for the shipping of mail-order products, a growth industry\u00a0in the Internet age.<\/p>\n<p>Overall, the N.C. Triangle is among the top markets for supply, with 12,000 new\u00a0units in 2015 and more than 10,000 slated to be completed in 2016. With occupancies\u00a0at 96.3 percent as of April, rent growth has been strong, and investors have\u00a0noticed: Multifamily transactions topped $3.2 billion last year.
