Fueled by a healthy employment landscape and an increasing population, Washington,\u00a0D.C., offers its multifamily sector plenty of positive attributes. The metro\u2019s\u00a0strong university system produces a large number of educated young adults, and\u00a0the growing number of restaurants and entertainment options is helping to keep\u00a0them local. The federal government forms the core of the metro\u2019s employment,\u00a0but in the wake of cuts forced by the last recession, the area is slowly pivoting to\u00a0a more diverse workforce, with job gains in professional services, education and\u00a0healthcare, and trade and transportation.<\/p>\n

As a primary market and the nation\u2019s capital, Washington, D.C., continues to attract\u00a0international investors. Last year\u2019s transaction activity of $3.5 billion was a record\u00a0volume in the current cycle. Strong population growth and healthy job gains point\u00a0toward filling the 15,000 units completed last year, especially since the metro\u2019s occupancy\u00a0rate is a strong 96.2 percent. However, development might become an issue in\u00a0the long run, as 160,000 units are in some stage of construction, and absorption of\u00a0the bloated pipeline is likely to decline in the coming years.<\/p>\n

The metro saw rent growth of 2.3 percent year-over-year as of April, while rents increased\u00a00.8 percent per month on a trailing three-month basis. We expect that fundamentals will\u00a0remain strong but supply will keep rent growth to a tepid 1.2 percent in 2016.<\/p>\n
