Barbur Blvd. But the global sports apparel company had conditions for\u00a0committing to the\u00a0project: the existing 68,700-square-foot building, previously the site of\u00a0the local YMCA, would have to be transformed into a creative office campus.\u00a0&#8220;Amazing space, glass and steel, innovation\u2014a great place to not only retain and recruit new folks, but an innovative place to build some of the world&#8217;s best product,&#8221; Kip Fulks, president of Under Armour, said during the company&#8217;s investor day meeting in September\u00a02015.<\/p>\n<p>Now with financing in place, Run Our\u00a0Dream can commence construction.\u00a0Obtaining\u00a0the funds, however, was no simple feat.\u00a0GSP had some distinct challenges to contend with when it\u00a0was tasked with presenting the Under Armour project to the lending community. First off, there were no\u00a0properties that were similar to the proposed development, so\u00a0there were no comparisons to offer\u00a0lenders. Additionally, the project itself wasn&#8217;t an easy sell, given the level of\u00a0work\u00a0needed for completing the\u00a0conversion. Undeterred, GSP countered the negatives with positives, adding a few points to the\u00a0plus column.<\/p>\n<p>GSP highlighted the high-credit tenant,\u00a0Under Armour, that had signed on to occupy\u00a0the property under a long-term agreement, and\u00a0noted the take-out financing options the\u00a0borrower would have once Under Armour commenced its tenancy.
