The development team\u2014the rebranded successor to Simmons Vedder Partners\u2014expects to receive site permits from the city of Round Rock and the Texas Commission on Environmental Quality by year\u2019s end.<\/p>\n<p>\u201cToday\u2019s tenants are extremely sophisticated,\u201d said Steve Freche, executive vice president with W2 Real Estate Partners, in a statement. \u201cWith our design team\u2019s experience, we have created a campus with unique, urban-like, amenities that Fortune 500 companies expect, where employees can excel and have the best quality of life.\u201d<\/p>\n<p>The office campus will be situated on 10.3 acres at the confluence of Interstate-35, SH-45, and the new North Loop-1 extension. \u201cAs rents within the CBD and around Austin\u2019s core have reached historical highs, tenants are continuing to expand into the northwest markets \u2013 particularly as traffic concerns continue to confront the Austin area,\u201d added Freche. \u201cFrontera Ridge will fulfill the need for companies wanting premier office space near their employment base and area amenities.\u201d<\/p>\n<p>Frontera Ridge will target LEED Silver certification and features a cutting-edge urban design created by architect <a href=\"https:\/\/stgdesign.com\/\" target=\"_blank\" rel=\"nofollow\">STG Design<\/a> and land planner <a href=\"https:\/\/tbg-inc.com\/\" target=\"_blank\" rel=\"nofollow\">TBG Partners<\/a>. The buildings will offer flexible 40,000-square-foot plates with ten- and eleven-foot ceilings, floor-to-ceiling glass, and grand lobbies featuring two-level technology vision walls.<\/p>\n<p>The two buildings will be connected through the Central Green. A lushly landscaped area modeled on campuses in Silicon Valley, the Central Green will incorporate special event space, a food truck plaza, outdoor lounge areas, rain gardens and shaded terraces for outdoor work and entertainment.
