{"id":1004128080,"date":"2015-09-24T06:10:12","date_gmt":"2015-09-24T14:10:12","guid":{"rendered":"https:\/\/synd.yardi.com\/?p=361771"},"modified":"2020-05-11T00:54:46","modified_gmt":"2020-05-11T08:54:46","slug":"rehabbed-plaza-borinquen-goes-even-more-affordable-2","status":"publish","type":"post","link":"https:\/\/www.commercialsearch.com\/news\/rehabbed-plaza-borinquen-goes-even-more-affordable-2\/","title":{"rendered":"Rehabbed Plaza Borinquen Goes Even More Affordable"},"content":{"rendered":"<p style=\"text-align: justify;\"><em>By Veronica Grecu, Associate Editor<\/em><\/p>\n<p style=\"text-align: justify;\">An aging rental community in the Mott Haven section of the Bronx dusted itself off and is now ready to welcome residents.<\/p>\n<div id=\"attachment_361779\" class=\"wp-caption alignright\" style=\"width: 303px\"><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/09\/Plaza-Borinquen.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-361779\" title=\"Plaza Borinquen\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/09\/Plaza-Borinquen.jpg\" alt=\"Plaza Borinquen\" width=\"293\" height=\"300\" \/><\/a><\/p>\n<p class=\"wp-caption-text\">Plaza Borinquen<\/p>\n<\/div>\n<p style=\"text-align: justify;\">Representatives of <a href=\"https:\/\/www.nhpfoundation.org\/\" >The NHP Foundation<\/a> (NHPF)\u2014a nonprofit organization that fights to preserve and create affordable multifamily housing for low- to moderate-income families and seniors\u2014, HDC, HPD, PNC Bank and HUD attended an official ceremony this week to celebrate the completion of a $25.4 million deep repair and extensive renovation of <a href=\"https:\/\/plazaborinquen.com\/\" rel=\"nofollow\" >Plaza Borinquen<\/a>, an 88-unit affordable townhome community.<\/p>\n<p style=\"text-align: justify;\">Designed by architect John Ciardullo and completed in 1975 as part of an infill housing program to move people from substandard to new housing, the forty-year-old community consists of nine buildings located along East 137th, East 138th and East 139th Streets between Brook and Willis Avenues and serves low-income families earning up to 60 percent of Area Median Income. NHPF purchased the asset in early 2012 for $6.71 million and the renovation process kicked off shortly after the acquisition.<\/p>\n<p style=\"text-align: justify;\">According to an official statement, <a href=\"https:\/\/www.nychdc.com\/\" rel=\"nofollow\">HDC<\/a> allocated $8.4 million in permanent financing to facilitate the acquisition and renovation of the townhomes as low- and moderate-income housing, <a href=\"https:\/\/www.pnc.com\/\" rel=\"nofollow\">PNC Bank<\/a> provided $7.7 million in equity from the sale of tax credits allocated by <a href=\"https:\/\/www1.nyc.gov\/site\/hpd\/index.page\">HPD<\/a>, while a $1.9 million City Capital Loan was provided by HDC and HPD. Additionally, <a href=\"https:\/\/portal.hud.gov\/hudportal\/HUD\" >HUD<\/a> provided a 20-year Project Based Section 8 Contract in rental assistance to Plaza Borinquen, making the rents affordable for lower income tenants\u2014this means that 75 percent of the renter households at Plaza Borinquen will pay no more than 30 percent of their adjusted income for rent.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/affordablehousingonline.com\/\" rel=\"nofollow\">Affordable Housing Online<\/a> indicates that Section 8 contract rent is 103.3 percent of the Fair Market rent for the area.
