The property located at 300 West Pratt St. traded for $7.36 million or about $121.24 per square foot.<\/p>\n<div id=\"attachment_357596\" class=\"wp-caption alignright\" style=\"width: 242px\"><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/08\/300-West-Pratt-St.-Baltimore.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-357596\" title=\"300 West Pratt St. - Baltimore\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/08\/300-West-Pratt-St.-Baltimore.jpg\" alt=\"300 West Pratt St. - Baltimore\" width=\"232\" height=\"300\" \/><\/a><\/p>\n<p class=\"wp-caption-text\">300 West Pratt St. &#8211; Baltimore<\/p>\n<\/div>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.valstonepartners.com\/\" target=\"_blank\" rel=\"nofollow\">Valstone Partners<\/a> purchased the 61,655-square-foot building from Guggenheim Real Estate, LLC.\u00a0<a href=\"https:\/\/dtz.cassidyturley.com\/\" target=\"_blank\" rel=\"nofollow\">DTZ<\/a>\u2019s Baltimore Capital Markets team consisting of Jonathan Carpenter, Nicole Keelty and Graham Savage arranged the sale and represented Guggenheim Real Estate\u00a0in the transaction. 300 West Pratt was 55 percent leased at the time of the sale.<\/p>\n<p style=\"text-align: justify;\">The office and retail building was constructed in 1989, on a 0.56-acre site in Baltimore\u2019s Central Business District. According to <a href=\"https:\/\/www.propertyshark.com\" target=\"_blank\" rel=\"nofollow\">PropertyShark<\/a>, the property last changed hands in 2011, for $5.9 million.
