{"id":1004124702,"date":"2015-08-05T21:34:25","date_gmt":"2015-08-06T05:34:25","guid":{"rendered":"https:\/\/synd.yardi.com\/?p=356778"},"modified":"2020-05-19T04:46:57","modified_gmt":"2020-05-19T12:46:57","slug":"new-arrival-sets-record-in-bethesda","status":"publish","type":"post","link":"https:\/\/www.commercialsearch.com\/news\/new-arrival-sets-record-in-bethesda\/","title":{"rendered":"New Arrival Sets Record in Bethesda"},"content":{"rendered":"<p style=\"text-align: justify;\"><em>By Adrian Maties, Associate Editor<\/em><\/p>\n<p style=\"text-align: justify;\">It seems July was \u201cOffice Sales Month\u201d in the Washington, D.C., area.<\/p>\n<div id=\"attachment_356779\" class=\"wp-caption alignright\" style=\"width: 230px\"><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/07\/21057550wisconsin_verticalcrop.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-356779\" title=\"7550 Wisconsin Ave.\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/07\/21057550wisconsin_verticalcrop.jpg\" alt=\"7550 Wisconsin Ave.\" width=\"220\" height=\"300\" \/><\/a><\/p>\n<p class=\"wp-caption-text\">7550 Wisconsin Ave.<\/p>\n<\/div>\n<p style=\"text-align: justify;\">The latest property to change hands is located in the heart of Bethesda, at 7550 Wisconsin Ave. It was acquired by a Germany-based investor, <a href=\"https:\/\/www.gll-partners.com\/\" rel=\"nofollow\" >GLL Real Estate,<\/a> from <a href=\"https:\/\/www.akridge.com\" rel=\"nofollow\" >Akridge<\/a> and <a href=\"https:\/\/www.rockwoodcap.com\/\" rel=\"nofollow\" >Rockwood Capital<\/a>. <a href=\"https:\/\/dtz.cassidyturley.com\/\" rel=\"nofollow\" >DTZ<\/a> brokered the deal and represented the seller in the transaction. The DTZ team included Vice Chairmen Bill Collins and Paul Collins and Executive Managing Directors Jud Ryan, James Cassidy and Drew Flood.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.bizjournals.com\/washington\/breaking_ground\/2015\/07\/german-investor-to-buy-bethesda-building.html\" rel=\"nofollow\">According to<\/a> the <em>Washington Business Journal<\/em>, 7550 Wisconsin Ave. traded for $75 million, or roughly $627 per square foot. The sale sets a new record for office building transactions in the Bethesda market.<\/p>\n<p style=\"text-align: justify;\">Akridge and Rookwood Capital purchased the 10-story trophy property in 2010. They repositioned and completely redeveloped the asset in 2012, making it the first new office building to deliver in Bethesda in more than a decade. The Class A property is LEED Gold certified and offers 120,000 square feet of space.
