Philadelphia\u2019s first high-rise LEED Gold luxury apartment building is finally under construction.<\/p>\n

According to the Philadelphia Business Journal<\/a><\/em>, Brown Hill Development<\/a> scheduled an August 5 groundbreaking for the project, which has been 15 years in the making.<\/p>\n

Known as Bridge, the 17-story apartment tower in the Old City neighborhood will feature 146 units and 13,480 square feet of retail space. The Gluck+ designed building is expected to be complete by early 2017, with rents around $1,900 for a studio, $2,300 for a one-bedroom and $2,500 for a two-bedroom.<\/p>\n

Brown Hill purchased the property at 205 Race St. in 2000 but had to rework its plans when the Old City Civic Association passed a 65-foot overlay that limited the height of buildings that could be constructed in the area. Later in 2005, Brown Hill proposed a project called Old City 205, a 10-story, 130,000-square-foot complex that would have had 53 duplex condominiums. The plan was delayed because of a couple of height variances that failed to gain support from the civic association. Then the recession hit and the project was stalled until 2011, when Jeffrey Brown, president of the Huntingdon Valley, Pa., development company got things rolling again with the help of Alan Greenberger, deputy mayor who heads up the Philadelphia Planning Commission.<\/p>\n

\u201cIt\u2019s been a long, long time but we\u2019re glad to have the perseverance to be doing this today and doing it the way we are doing it,\u201d Brown told the newspaper.<\/p>\n
