Drawing its inspiration from the neighborhood\u2019s historic brick and timber buildings, T3 will incorporate more than 12,000 square feet of ground floor retail. In an amenity area encompassing upward of 10,000 square feet, the building will offer a fitness center, rooftop patio, more than 100 bike parking stalls and a social workspace.<\/p>\n<p>\u201cThis office building combines the aesthetic, spatial volumes, and warmth of older brick and timber buildings, with state-of-the-art amenities and systems,\u201d said Hines Managing Director Steve Luthman in a statement. \u201cThis combination of \u2018old &amp; new\u2019 allows for high densification and meaningful recruitment and retention benefits for T3\u2019s occupants.\u201d<\/p>\n<p>T3 is located one block from Target Field and is adjacent to Dock Street Flats and Union Plaza, two other properties owned by Hines.
