A three-story Class A office building in Richmond’s 80-acre Gateway Center office campus has changed hands this month. Rockford Capital Partners<\/a> purchased the asset on behalf of its affiliated value-add investment vehicle, Rockford Real Estate Fund II.<\/p>\n

The 74,991-square-foot Gateway Center II was developed in 2002. The building is located at 100 Gateway Center along the interchange of Midlothian Turnpike (Route 60) and Powhite Pkwy (Route 76), and provides immediate access to I-64, I-95, I-295, and Route 288. The property is also less than 20 minutes from Downtown Richmond and the Richmond International Airport.<\/p>\n

Rockford purchased the asset from Brandywine Realty Trust<\/a> at an undisclosed price. Scott Adams of CBRE<\/a> Richmond represented the seller in the transaction.<\/p>\n

According to the buyer, Gateway Center II currently has 31,378 square feet of available office space. In order to attract new tenants to the Class A property, Rockford Capital plans to start an aggressive leasing campaign. The company has hired Jones Lang & LaSalle\u2019s<\/a> Jimmy Appich, Adam Lawson, and Gareth Jones to serve as exclusive leasing agents for the asset.<\/p>\n
