{"id":1004120705,"date":"2015-06-05T05:32:47","date_gmt":"2015-06-05T13:32:47","guid":{"rendered":"https:\/\/synd.yardi.com\/?p=352441"},"modified":"2021-05-14T17:50:37","modified_gmt":"2021-05-15T01:50:37","slug":"good-news-for-kupuna-affordable-option-coming-soon-to-chinatown-2","status":"publish","type":"post","link":"https:\/\/www.commercialsearch.com\/news\/good-news-for-kupuna-affordable-option-coming-soon-to-chinatown-2\/","title":{"rendered":"Good News for Kupuna: Affordable Option Coming Soon to Chinatown"},"content":{"rendered":"<p><em>By Adriana Pop, Associate Editor <\/em><\/p>\n<p><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/06\/Halewaiolu-Residences-in-Honolulu.jpg\"><img decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-352442\" title=\"Halewaiolu Residences in Honolulu\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/06\/Halewaiolu-Residences-in-Honolulu.jpg\" alt=\"\" width=\"300\" height=\"235\" \/><\/a>Hawaii\u2019s elderly residents, or <em>kupuna,<\/em> could soon benefit from a new affordable senior rental housing complex slated to rise on the edge of Honolulu\u2019s Chinatown.<\/p>\n<p>According to the <em><a href=\"https:\/\/www.bizjournals.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Pacific Business News<\/a><\/em>, the city and county of Honolulu have selected The Michaels Development Co. to develop the $49 million project, which will replace a two-story office and retail building located on the 26,925-square-foot property at 1331 River St.<\/p>\n<p>Called Halewaiolu Residences, the complex will include two towers totaling 151 units, more than three levels of parking, a street-level multicultural community center and retail.<\/p>\n<p>Terms and conditions of the development agreement have yet to be finalized. Negotiations should last for as long as four months, after which Mayor Caldwell&#8217;s administration will formally present the proposal to the city council for final review. If approved, the project could break ground next year and be completed within a three-year window.<\/p>\n<div id=\"attachment_352447\" class=\"wp-caption alignright\" style=\"width: 310px\"><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/06\/U.S.-Census-Bureau-Population-Division1.png\"><img decoding=\"async\" loading=\"lazy\" class=\"size-medium wp-image-352447\" title=\"U.S. Census Bureau - Population Division\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/06\/U.S.-Census-Bureau-Population-Division1.png\" alt=\"\" width=\"300\" height=\"276\" \/><\/a><\/p>\n<p class=\"wp-caption-text\">Source: U.S. Census Bureau, Population Division (Note: Elderly is defined as 65 years of age or older).<\/p>\n<\/div>\n<p>Rents in the complex are expected to range from $450 to $1,000 per month for a one-bedroom apartment. Some of the new units will be reserved for residents who are at least 62 years old and earn as much as 80 percent of the city&#8217;s and county&#8217;s area median income, which amounts to $53,700 for a single person. The majority of the new residences will be available for seniors earning as much as 60 percent of the island&#8217;s median income, or $40,260 for a single person.<\/p>\n<p>The project aims to increase the supply of much needed affordable senior housing in the city\u2019s urban core, while contributing to Chinatown&#8217;s resurgence.<\/p>\n<p>According to the U.S. Census Bureau, Hawaii has one of the fastest-growing aging populations in the nation.
