Phillips Homes, an eight-story building now underway in the District and set to add\u00a056 much needed affordable apartments to the historic Shaw neighborhood.<\/p>\n<p style=\"text-align: justify\">Two nonprofit affordable housing developers, AHC Inc. and Lincoln Westmoreland Housing Inc., are constructing the new building. Located at 1710 Seventh St., N.W., it draws its\u00a0name from a noted clergyman and civil rights activist, Channing Emery Phillips. The property will feature 28 one-bedroom units, 21 two-bedroom units and seven three-bedroom units, as well as 3,100 square feet of street-level retail.<\/p>\n<p style=\"text-align: justify\">The developers did not reveal the cost of the project, but said it will be financed with the help of several partners, including HUD, DHCD, DC Housing Finance Corp., Jefferies, US Bank, Wells Fargo, AGM Financial Services, Hudson Housing Capital and Capital One, as well as a Neighborhood Investment Fund pre-development grant.<\/p>\n<p style=\"text-align: justify\">Construction is expected to be completed by mid-2016. Rental applications will be accepted starting in January 2016. The 56 apartments will be available to households earning no more than 60 percent of the area median income.<\/p>\n<p style=\"text-align: justify\">The two developers are also working together on the renovation of the existing 108-unit high-rise building located adjacent to the site for the Channing E. Phillips Homes. The 10-story building will receive $2 million in upgrades to common areas and residential units. In addition, this month, AHC celebrated the grand opening of The Shell, a $32 million project that brought 83 affordable apartments to Columbia Pike in Arlington. The six-story building offers one-, two- and three-bedroom units for families earning between 50 and 60 percent of the area median income, as well as 6,600 square feet of retail space. Amenities include a fitness room, a community room and underground parking.
