{"id":1004117346,"date":"2015-04-10T12:07:40","date_gmt":"2015-04-10T20:07:40","guid":{"rendered":"https:\/\/synd.yardi.com\/?p=339869"},"modified":"2020-04-28T04:46:55","modified_gmt":"2020-04-28T12:46:55","slug":"duke-realty-completes-1-1b-sale-of-office-portfolio-in-triangle-three-other-markets","status":"publish","type":"post","link":"https:\/\/www.commercialsearch.com\/news\/duke-realty-completes-1-1b-sale-of-office-portfolio-in-triangle-three-other-markets\/","title":{"rendered":"Duke Realty Completes $1.1B Sale of Office Portfolio in Triangle, Three Other Markets"},"content":{"rendered":"<p><em>by Adriana Pop, Associate Editor <\/em><\/p>\n<p><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/04\/Perimeter-Two-Building-in-Morrisville.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-339870\" title=\"Perimeter Two Building in Morrisville\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2015\/04\/Perimeter-Two-Building-in-Morrisville.jpg\" alt=\"\" width=\"300\" height=\"231\" \/><\/a>Duke Realty Corp. has closed on the <em><a href=\"https:\/\/www.commercialsearch.com\/news\/regions\/southeast\/duke-reduces-volume-in-suburban-office-sector\/1004112235.html\">previously announced $1.12 billion disposition<\/a><\/em> of its entire office portfolio in the Triangle and three other markets, including Nashville, St. Louis and South Florida.<\/p>\n<p>In an off-market transaction, a joint venture between Starwood Global Opportunity Fund X, Vanderbilt Partners and Trinity Capital Advisors has acquired 62 of the company\u2019s wholly-owned suburban office properties, which offer a total of 6.9 million square feet and 57 acres of undeveloped land.<\/p>\n<p>The portfolio, which had an average occupancy rate of 90 percent at the time of sale, included 24 buildings in Morrisville, Raleigh and Cary; 15 buildings in St. Louis; 14 buildings in Nashville, Tenn.; as well as nine buildings in South Florida. The undeveloped land is located at Perimeter Park in Morrisville and in South Florida.<\/p>\n<p>The transaction is in line with Duke Realty\u2019s long-term strategy to focus on industrial and medical office assets, while exiting many of its suburban office markets.
