The partners first acquired the 22-story tower in 2012 for $44.8 million before investing roughly $6 million in upgrades and taking the occupancy level from 75 percent to 93 percent. Then, in late 2014, the joint venture decided it was time to say goodbye to the asset, <a href=\"https:\/\/www.commercialsearch.com\/news\/regions\/southeast\/greenfield-buys-390-ksf-office-tower-in-downtown-tampa\/1004109079.html\"><span style=\"text-decoration: underline\">selling it to Greenfield for $78 million<\/span><\/a>. But the separation didn\u2019t last long.<\/p>\n<p>\u201cOne of our institutional partners saw an opportunity to realize a significant profit by selling their stake. Ashley Dr., near the 600,000-square-foot Tampa Convention Center. At the close of 2014, the 12-month forecast for downtown and the rest of the Tampa area was for lower vacancy levels, rising rents and increased leasing activity, according to a report by commercial real estate services firm Cushman &amp; Wakefield Inc.\u00a0 Investors have good reason to be drawn to Tampa, especially its CBD.<\/p>\n<p>\u201cThousands of apartment units are being built all around the downtown area, which is converting the area into more of a 24\/7 downtown,\u201d Feldman noted. \u201cThere has always been a large concentration of affluent executives that live very close to the downtown area in South Tampa, Davis Island, and Harbour Island.\u00a0 These \u2018lease signers\u2019 are increasing in numbers and are a part of the national trend of re-urbanization.\u201d<\/p>\n<p>Per the new ownership agreement at Wells Fargo Center, Feldman Equities will provide leasing oversight, working with Cushman &amp; Wakefield to fill the remaining 33,000 square feet of office space, and Tower Realty will continue to hold management responsibilities for the building.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Feldman Equities and Tower Realty Partners have bought back an equity position in an office property they recently sold.<\/p>\n","protected":false},"author":969,"featured_media":1004116266,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21808,21783,21742,21747],"tags":[],"class_list":["post-1004116262","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-featured","category-investment","category-latest","category-office"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v28.0 (Yoast SEO v28.0) -
