The old facility at 3807 Rhode Island Ave. will make way for a new, mixed-use building, with housing, retail and work space for artists.<\/p>\n<p style=\"text-align: justify\">Studio 3807, as the project is called, is expected to cost $36 million. Once finished, it will deliver a state-of-the-art building at the intersection of 38th and Rhode Island Avenue. This new facility will feature 147 market-rate apartments, 6,000 square feet of retail space and 6,000 square feet of artist work space. The project was funded with the help of conventional financing, financing from the state of Maryland and the Prince George\u2019s County Revenue Authority, developer\u2019s equity and loans. A timeline for construction was not disclosed.<\/p>\n<p style=\"text-align: justify\">Prince George\u2019s County has selected the Landex Cos. for the development of Studio 3807. The Gateway Community Development Corp. will provide technical assistance.<\/p>\n<p style=\"text-align: justify\">Studio 3807 is one of the final development pieces to implement the vision of the Arts District, according to the county.\u00a0It also expects the project to create new jobs, expand the commercial tax base and help revitalize the surrounding communities.<\/p>\n<p style=\"text-align: justify\">The Prince George\u2019s County Redevelopment Authority is currently supporting five infill redevelopment projects in the Gateway Arts District.
