Today, we have with us Kevin Thorpe.<\/strong> <strong>\u00a0<\/strong><\/p>\n<p><strong>Thorpe:\u00a0<\/strong>Glad to be here with CPEChat.\u00a0Looking forward to it!<\/p>\n<p><strong>CPE:<em>\u00a0<\/em>Kevin is the Chief Economist at DTZ, who oversees the Research Department in DTZ\u2019s major regional offices,\u00a0focusing on national trends and forecasts within the commercial real estate industry.\u00a0We will be chatting live about Kevin\u2019s economic predictions for 2015.\u00a0<\/strong><\/p>\n<p><strong>1.\u00a0Kevin, where are we in the economic cycle?<\/strong><\/p>\n<p><strong>Thorpe:<\/strong>\u00a0It&#8217;s difficult\u00a0to predict, but data suggests continued expansion:\u00a0gdp, jobs, confidence, technology, consumer spending, it&#8217;s\u00a0all healthy. There&#8217;s also\u00a0an extremely robust economic backdrop for most of commercial-real-estate\u00a0markets across the U.S.<\/p>\n<p><strong>CPE: 2. How would you compare the current cycle to past cycles, and which past cycle best characterizes the current one?<\/strong><\/p>\n<p><strong>Thorpe:\u00a0<\/strong>First, nothing in history can explain or help us understand the current cycle.\u00a0We&#8217;re throwing out old text books and models, because the current cycle is so unique. The largest\u00a0distinction were global central banks\u2019 unprecedented measures \u2013 injecting $7 trillion into the world financial system since \u201909.\u00a0Global central banks printed equivalent of China&#8217;s GDP\u00a0and dropped it into the world\u2019s economy. In the short term, \u00a0it&#8217;s pretty clear that measures like quantitative easing is\u00a0effective in helping rescue the world from a much darker scenario.\u00a0But this level of intervention equals consequences that are unknowable. Will this create a massive bubble somewhere, sometime? Cause hyperinflation? \u00a0What impact will it have on the U.S. economy\u00a0once the Fed\u00a0policy normalizes?\u00a0Anyone who says they know how this is going to play out, they don\u2019t. No one knows.<\/p>\n<p><strong>CPE: \u00a03. What current economic factors are most likely to negatively impact CRE?\u00a0<\/strong><\/p>\n<p><strong>Thorpe: <\/strong>It&#8217;s increasingly difficult to create a bleak scenario in the short term short term.\u00a0But keep a close eye on EU\u00a0development, emphasis on Greece, as well as oil prices.<\/p>\n<p><strong>CPE:\u00a04.\u00a0What impact will the fall in oil prices have on the broader economy and on CRE fundamentals?<\/strong><\/p>\n<p><strong>Thorpe:\u00a0<\/strong>Falling oil prices net positive for 97 percent of the U.S, economy, but there&#8217;s concentrated pain in other 3 percent.\u00a0Non-energy producing markets benefit from lower gas prices, heating costs and inflation.\u00a0Every 10 cent drop in gas prices equals\u00a0a $10 billion consumption boost over the course of a year. \u00a0We estimate that $50 per barrel oil equals +75 bps to GDP, it boosts profits and jobs, it&#8217;s also a positive 18 million-square-foot demand for\u00a0office and industrial.\u00a0\u00a0For 3 percent in energy producing markets, a plunge in oil prices creates significant economic challenges\u00a0Future oil production is being getting cut, and supply is adjusting. The number of oil rigs drilling in U.S. has dropped to 27 percent since November.\u00a0Still there is a major backlog of shale wells moving forward, meaning near-term, oil prices could fall even further.<\/p>\n<p><strong>CPE:\u00a05.Will interest rates actually rise this year? If so what does that mean for CRE values?\u00a0<\/strong><\/p>\n<p><strong>Thorpe:\u00a0<\/strong>It&#8217;s unlikely, and if they do rise, it will be very gradual. There&#8217;s no real inflationary pressure to drive them up.\u00a0Tepid wage inflation, countries&#8217; 10Y bond yields all below 2 percent, suggests that U.S. Treasuries will stay low for at least one more year.\u00a0Rising interest rates don\u2019t necessarily impact CRE values. \u00a0There&#8217;s virtually no relationship between rising rates and values.<\/p>\n<p><strong>Jim Perrine<\/strong> <strong>(CPE Twitter follower)<\/strong>: Great economic chat from DTZ&#8217;s Kevin Thorpe. Is the strong dollar hurting exports yet?<\/p>\n<div><\/div>\n<div><strong data-aria-label-part=\"\"><strong>Thorpe:\u00a0<\/strong><\/strong>Jim, yes, it&#8217;s also hurting corporate profits in certain areas. \u00a0But it&#8217;s notable that the strong dollar is also keeping price of oil low.<\/p>\n<\/div>\n<div><strong>CPE: 6. Office has lagged behind other CRE sectors, is this year finally going to be a break out year?<\/p>\n<p><\/strong><\/div>\n<div><strong data-aria-label-part=\"\">Thorpe: <\/strong>There is a shift towards\u00a0space efficiency, which means unbalanced recovery for the office sector.\u00a0But yes, I anticipate this being a break-out year in terms of demand for office space.\u00a0Given the robust job creation, many businesses are now growing out of their office space.\u00a0Office is going to emerge as the CRE darling in most markets in 2015.<\/p>\n<\/div>\n<div><strong>CPE: 7. Industry professionals are worried about the item in President Obama\u2019s budget that proposes capping 1031 Like-Kind Exchanges at $1 million. What economic repercussions could this have for CRE, and the greater economy?<\/p>\n<p><\/strong><\/div>\n<div><strong data-aria-label-part=\"\">Thorpe:<\/strong>\u00a0I counted 245 Republicans in the House and 54 more in the Senate, all making angry faces when the\u00a0POTUS submitted his budget.\u00a0So I am led to believe that most elements of POTUS\u2019s budget, including the 1031 changes, were dead on arrival.\u00a0If Republicans somehow woke up tomorrow &amp; were no longer the GOP\u00a0and \u00a0if the 1031 deferral cap somehow became law, it would be a clear negative for CRE. Changing the 1031 now would remove a major tax benefit to investors and reduce demand for income producing assets.\u00a0Whenever investment is impacted, more often than not, it ultimately has a negative impact on the substantial tax-policy change, such as 1031. it would also introduce a new level of uncertainty.\u00a0Investors might think: &#8216;what else are policymakers willing to change if willing to change a bedrock principal like 1031?&#8217;\u00a0Investors hate uncertainty, and changing 1031 like-kind exchange could create an abundance.<\/p>\n<p><strong>CPE:\u00a0<\/strong>Kevin, thanks so much for lending your expertise insight to CPE and its followers!<\/div>\n<div>\n<p lang=\"en\" data-aria-label-part=\"0\"><strong data-aria-label-part=\"\">Thorpe:<\/strong>\u00a0Thanks for the opportunity, CPE.<\/p>\n<\/div>\n<div><\/div>\n<div><\/div>\n","protected":false},"excerpt":{"rendered":"<p>Nation&#8217;s Most Accurate Economic Forecaster chatted with CPE on Twitter.
