Fifth Third Bank will relocate its regional eastern operations from its current headquarters in Southfield, MI, into Dan Gilbert\u2019s One Woodward building.<\/p>\n<div id=\"attachment_304606\" class=\"wp-caption alignright\" style=\"width: 160px\"><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2014\/11\/One-Woodward-Building.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-thumbnail wp-image-304606\" title=\"Fifth Third Bank at One Woodward\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2014\/11\/One-Woodward-Building.jpg\" alt=\"Fifth Third Bank at One Woodward\" width=\"150\" height=\"150\" \/><\/a><\/p>\n<p class=\"wp-caption-text\">Fifth Third Bank at One Woodward<\/p>\n<\/div>\n<p style=\"text-align: justify;\">To make the move even more profitable for the long term\u2014both for the bank and the financially challenged city\u2014Fifth Third agreed to commit $85 million toward charitable donations, Community Development Corporation tax credit investments, small business lending and economic impact contributions that are expected to help Detroit\u2019s revitalization efforts over the next five years. The bank\u2019s generous commitment is part of an initiative called \u201c5\/3 (Five Three) in the D,\u201d which includes more than $1 million in renovations and upgrades at the Northwest Activities Center located at 18100 Meyers, according to a blog post by <em><a title=\"Opportunity Detroit\" href=\"https:\/\/opportunitydetroit.com\/blog\/five-three-in-the-d\/\" rel=\"nofollow\" >Opportunity Detroit<\/a><\/em>. Furthermore, the bank will \u201cadopt\u201d Hart Plaza and transform it into a bustling public space along the Detroit riverfront.<\/p>\n<p style=\"text-align: justify;\">The bank will start relocating more than 150 full-time employees into the new regional headquarters in March 2015, and the move is expected to be complete by mid-2016. According to a statement for the press, Fifth Third will occupy 62,000 square feet of space on four floors of the building, which will be renamed  Fifth Third Bank at One Woodward.<\/p>\n<p style=\"text-align: justify;\">Located at 1 Woodward Avenue, the 29-story Class A office building was formerly known as MichCon Building. The structure was completed in 1962 as the first skyscraper designed by architect Minoru Yamasaki, who later created the design for the World Trade Center Twin Towers in New York City. In late 2012, the 333,000-square-foot building <a title=\"Dan Gilbert\u2019s Investment Spree Continues with One Woodward Building\" href=\"https:\/\/www.commercialsearch.com\/news\/cities\/detroit\/dan-gilberts-investment-spree-continues-with-one-woodward-building\/1004054726.html\" >was purchased by Dan Gilbert\u2019s Bedrock Real Estate Services<\/a> for an alleged $8.5 million.<\/p>\n<p style=\"text-align: justify;\">The building was only 60 percent occupied at the time of purchase, but after less than two years <em><a title=\"Crain's Detroit Business\" href=\"https:\/\/www.crainsdetroit.com\/article\/20140324\/NEWS\/140329946\/downtown-detroit-office-building-vacancy-rate-drops-7-7-percentage\" rel=\"nofollow\" >Crain\u2019s Detroit Business<\/a><\/em> reported that the vacancy rate at One Woodward was 95 percent.<\/p>\n<p style=\"text-align: justify;\">&#8220;Fifth Third Bank&#8217;s relocation to downtown Detroit is further confirmation that the center of southeast Michigan&#8217;s business community is in the urban core.
