\"\"<\/a>CBRE announced on Sept. 16 that the office building at 1800 K St., N.W., will undergo a $40 million renovation. The project will turn the property into the District\u2019s newest trophy-class asset. Completion is scheduled for the first quarter of 2016.<\/p>\n

According to PropertyShark.com<\/em><\/a>, the real estate website, 1800 K St. was built in 1971. The 11-story building at the intersection of 18th and K streets offers 217,070 square feet of office and retail space and features 30-by-33-foot column spacing, 24\/7 building security and four levels of underground parking. 1800 K St. is also LEED Gold certified.<\/p>\n

In its second-quarter\u00a0Washington, D.C., office market report, CBRE said that leasing activity in the region remains slow. This has motivated landlords to invest in building renovations and upgrades in order to retain tenants or to attract new ones. Demand continues to be high for efficient floor plates and access to natural light. Meanwhile, amenities such as bike storage, fitness centers and conference facilities have risen in popularity.<\/p>\n

The $40 million renovation project will add a rooftop terrace, a tenant-only fitness center and a new floor-to-ceiling glass fa\u00e7ade along both K and 18th streets. New windows will be installed along the southern fa\u00e7ade of each floor, and the lobby will be completely redesigned. The building\u2019s elevators and mechanical systems will also be upgraded.<\/p>\n

\u201cThe renovations at 1800 K will lend a true trophy-quality experience to the intersection that many think of as D.C.\u2019s \u2018Main and Main.\u2019 The central core on the 20,000-square-foot floor plate will provide the efficient layout that many law firms and other organizations are seeking, and new trophy-quality spaces will be ideal to satisfy the needs of today\u2019s new workplace strategy concepts,\u201d CBRE Executive Vice President Scott Frankel said in a statement for the press. Frankel, together with Andrew Felber, Mark Klug and Max Friedman, also of CBRE, are representing the landlord and providing leasing services for the property.<\/p>\n
