\"\"<\/a>The Opus Group has completed construction of Venue at Dinkytown, a 140-unit mixed-use development project located at 428 13th<\/sup> Ave. S.E. in Minneapolis. Venue is Opus\u2019 third apartment project in Minneapolis over the past month, alongside the Nic on Fifth and Velo luxury apartments.<\/p>\n

Venue at Dinkytown is a mixed-use student housing and retail community located near the University of Minnesota\u2019s East Bank campus, developed in collaboration with Chicago-based Harrison Street Real Estate Capital L.L.C. According to a news release, the six-story building is currently 97 percent leased, with three committed retail tenants on the first floor: Starbucks, Gina+Will and Great Clips. There are still 2,200 square feet of available retail space in the building.<\/p>\n

\u201cWe are extremely pleased to provide another high-quality housing option in a prime location near the University of Minnesota,\u201d said Matt Rauenhorst, senior director of real estate development at Opus Development Co. \u201cVenue at Dinkytown is a great addition to the changing landscape of Fifth Street Southeast and provides convenient services and retail options for residents and the community.\u201d<\/p>\n

Opus\u2019 latest housing development features granite countertops, luxury vinyl\"\"<\/a> plank flooring, custom cabinets, flat-screen TVs and stainless-steel appliances in every unit. Additional amenities include a fitness studio, a yoga room, a state-of-the-art clubroom, a movie theater with lounge seating, bike storage, heated underground parking and a private study room.<\/p>\n

Opus Development was the project\u2019s developer, and Opus Design Build L.L.C. served as the design builder, while Opus AE Group L.L.C. was the architect, structural engineer and interior designer of record. Minneapolis-based Elness Swenson Graham Architects Inc. also partnered with Opus AE Group as design architect. Barry Brottlund, CCIM, from InSite Commercial Real Estate represented the owner in the transactions with the first three retailers.<\/p>\n

Venue at Dinkytown is Opus\u2019 third student housing project in the area since 2012. The company also recently completed construction of two housing projects in partnership with Harrison Street, Ivy on Fourteen in Milwaukee and Varsity Quarters in Madison, Wis.<\/p>\n
