Jeffrey Miller last week announced that Roadside Development and Dantes Partners have been selected to develop 1336 Eighth St., N.W., a vacant lot at the corner of Eighth and O streets. The project will continue the revitalization of the Shaw\/Convention Center neighborhood.<\/p>\n<p style=\"text-align: justify\">The District of Columbia issued a request for proposals to develop the lot through the Office of the Deputy Mayor for Planning and Economic Development on Dec. 12, 2013. The RFP closed on March 5, and, on April 7 the names of the six respondents were announced: A&amp;R Development and The Urban Group; Four Points LLC and The Warrenton Group; Madison Investments and Audubon Enterprises; Roadside Development and Dantes Partners; Orr Partners; Pounds and Taurus Development. Only the first four made the short-list, and they presented their proposals\u00a0 to the community on June 30.<\/p>\n<p style=\"text-align: justify\">Over the next several weeks, the District will start negotiations with the winning team. Their plans call for the construction of a high-quality mixed-use building on the underutilized city-owned site. It will have 70 residential units above street-level retail.<\/p>\n<p style=\"text-align: justify\">The building will be LEED Gold certified and will offer affordable housing, with space set aside for use by community stakeholders. According to the Office of the Deputy Mayor for Planning and Economic Development, the project will be designed to meet the objectives of the District of Columbia Comprehensive Plan, while respecting the existing residential character along Eighth Street.
