{"id":1004101489,"date":"2014-07-30T10:21:37","date_gmt":"2014-07-30T18:21:37","guid":{"rendered":"https:\/\/synd.yardi.com\/?p=280829"},"modified":"2021-05-14T16:34:02","modified_gmt":"2021-05-15T00:34:02","slug":"major-amazon-lease-deal-tightens-pittsburghs-industrial-market","status":"publish","type":"post","link":"https:\/\/www.commercialsearch.com\/news\/major-amazon-lease-deal-tightens-pittsburghs-industrial-market\/","title":{"rendered":"Major Amazon Lease Deal Tightens Pittsburgh\u2019s Industrial Market"},"content":{"rendered":"<p><em><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2014\/07\/2250-Roswell-Dr-Pittsburgh-PA-15205.png\"><img decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-280830\" title=\"2250 Roswell Dr, Pittsburgh,  PA 15205\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2014\/07\/2250-Roswell-Dr-Pittsburgh-PA-15205.png\" alt=\"\" width=\"300\" height=\"238\" \/><\/a>By Adriana Pop, Associate Editor <\/em><\/p>\n<p>Seattle-based Internet giant Amazon.com is planning to expand its network of sortation centers with the opening of a new facility in Pittsburgh\u2019s West End.<\/p>\n<p>According to the <em><a href=\"https:\/\/www.bizjournals.com\/pittsburgh\/blog\/the-next-move\/2014\/07\/amazon-to-open-distribution-center-in-former.html\" rel=\"nofollow\">Pittsburgh Business Times<\/a><\/em>, the e-commerce company has signed a long-term lease agreement to occupy more than 200,000 square feet of space in the former Roomful Express warehouse at 2250 Roswell Drive near Crafton.<\/p>\n<p>&#8220;The Amazon building at 2250 Roswell Drive in Pittsburgh is part of a new Amazon network of sortation centers,&#8221; Nina Lindsey, a company spokeswoman, told the newspaper. &#8220;At sort centers, customer orders are sorted by final destination and consolidated onto trucks for faster delivery.&#8221;<\/p>\n<p>Amazon will join established tenant ModCloth in the 550,000-plus-square-foot building, bringing it to full occupancy. Rugby Realty Co. Inc. of New Rochelle, N.Y. is the owner of the property, which it purchased in 2011 for nearly $7.4 million.<\/p>\n<p>Both Amazon and Rugby Realty are now planning to invest millions to accommodate operations at the new sort center, which is expected to employ about 100 people.<\/p>\n<p>Upon completion, the facility will serve the immediate area and nearby regions, enabling the delivery of items within 24 hours of purchase.<\/p>\n<p>With the signing of the Crafton lease, Amazon has taken a significant portion of industrial space off the region\u2019s limited market.<\/p>\n<p>&#8220;We\u2019re at a crossroads in so far as we don\u2019t have an inventory of Class A industrial space,\u201d Rick O\u2019Brien, senior vice president for industrial and logistics in the Pittsburgh office of Jones Lang LaSalle, told the <em><a href=\"https:\/\/www.bizjournals.com\/pittsburgh\/blog\/the-next-move\/2014\/07\/after-the-amazon-deal-a-void.html\" rel=\"nofollow\">Pittsburgh Business Times<\/a><\/em>. \u201cThe question is does the local development community believe that they\u2019re missing an opportunity, and if so, will they begin to develop larger industrial speculative buildings?\u201d<\/p>\n<p>According to the 2014 mid-year report released by <em>&lt;a href=&quot;https:\/\/www.irr.com\/Index.asp?x=010|010&amp;~=&quot; rel=&quot;nofollow&quot;|<a href=\"https:\/\/www.irr.com\/Index.asp?x=010|010&amp;~=\" rel=\"nofollow\">Integra Realty Resources<\/a><\/em>, the vacancy rate for class A industrial space in the Pittsburgh region was about 4.5 percent, while flex industrial vacancy stood at about 8.5 percent.<\/p>\n<p><em>Photo credits: <a href=\"https:\/\/www.point2homes.com\/US\/Commercial-Property\/PA\/West-Pittsburgh\/Fairywood\/2250-Roswell-Dr\/31548864.html\" rel=\"nofollow\">Point2 Homes<\/a> via Google Maps<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Seattle-based Internet giant Amazon.com is planning to expand its network of sortation centers with the opening of a new facility in Pittsburgh&rsquo;s West End.<\/p>\n","protected":false},"author":260,"featured_media":0,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21742,1602],"tags":[1815],"class_list":["post-1004101489","post","type-post","status-publish","format-standard","hentry","category-latest","category-pittsburgh","tag-national"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v28.0 (Yoast SEO v28.0) -
