\"Icon<\/a><\/p>\n

Hudson Pacific Properties, the owner of two neighboring Sunset Boulevard studio lots, is slated to start construction of Icon at Sunset Bronson Studios, a 14-story, 315,000-square-foot high-tech office building in Hollywood, next door to the 1927 landmark building that was once the headquarters of Warner Bros.<\/p>\n

Icon is the centerpiece of the expansion that also\u00a0includes a five-story, 90,000-square-foot production building and a 1,635-space parking structure.<\/p>\n

“There is significant demand for Class A creative office space in Hollywood and a limited supply of options.\u00a0 Further, the options that are available are not especially accommodating to well-established companies that require large, contiguous floor plates and a robust infrastructure,” Christopher Barton, executive vice president at Hudson Pacific Properties told Commercial Property Executive<\/em>.\u00a0 “The opportunity for innovative businesses to locate on an active and bustling studio campus, like Sunset Bronson Studios, is an exceptional one that is appealing for a number of reasons, not least of which are the various amenities and vibrant energy that such a unique setting offers.”<\/p>\n

The new development is located on a 10.5-acre property surrounded by Bronson Street on the west, Sunset Boulevard on the north and Van Ness Avenue on the east. \u00a0It will replace studio tenant KTLA-TV\u2019s 150-feet high radio antenna, which overlooks the 101 Freeway. The antenna will be moved down the block to its original location on Sunset, according to L.A. Biz<\/em>. The building will be designed by Gensler architects and built to LEEd Gold standards.<\/p>\n

Hudson Pacific is updating the Sunset Bronson Studio campus to accommodate the changing needs of media and entertainment companies in the digital era and cater to related businesses looking to co-locate by providing modern office and production buildings designed as efficient work spaces. The building will be made of glass floor to ceiling, offering views and open space with natural light.<\/p>\n

The real estate company owns the neighboring historic studio lots on Sunset Boulevard, which no longer make their own movies and television shows. Rather, companies rent the properties\u2019 sound stages and acquire use of the facilities and services, such as catering and security, according to L.A. Biz.\u00a0Hudson Pacific previously developed the Technicolor building at its neighboring Sunset Gower Studio. The building was opened in 2008, being the first new office building in Hollywood in more than 20 years.<\/p>\n

With the enhancement, Sunset Bronson Studios will make up more than 700,000 square feet, including offices, sound stages and production-related facilities.<\/p>\n

Construction is planned to begin by year end with completion anticipated for the fourth quarter of 2016, according to a Hudson Pacific Properties spokesperson.<\/p>\n
