Construction is scheduled to begin in 2015 and last for about three years. Upon completion, the 500,000-square-foot development will feature small apartments, penthouses and a hotel.<\/p>\n<p>Slated to rise to a maximum of 492 feet, the 39-story structure will likely become the tallest building in Berlin and the tallest residential tower in the entire country. At about 460 feet, the Colonia Tower in Cologne is currently the highest apartment skyscraper in Germany.<\/p>\n<p>This is the third time Hines is collaborating with Gehry Partners. The internationally renowned architectural firm also designed the company\u2019s DZ Bank in Berlin and the New World Center in Miami Beach, for which Hines served as development manager.<\/p>\n<p>In its effort to find the best possible urban and architectural design for the project, Hines worked with the Senate Department for Urban Development and the Environment and the Berlin-Mitte District Council to organize an architectural competition in May 2013.<\/p>\n<p>Nine national and international architects were invited to participate, including Adjaye Associates (London); Architectonica (Miami); Barkow Leibinger Architects (Berlin); BE Berlin (Berlin); David Chipperfield Architects (London\/Berlin); Gehry Partners L.L.P. (Santa Monica, Calif.); Ingenhoven Architects (Dusseldorf, Germany); Kleihues + Kleihues Gesellschaft von Architekten mbH (Berlin); and Prof. Kollhof Generalplanungs-GmbH (Berlin).<\/p>\n<p>In November, four firms \u2013 Barkow Leibinger Architects, Gehry Partners, Ingenhoven Architects and Kleihues + Kleihues \u2013 entered the second and final phase of the competition.<\/p>\n<p>On Jan. 23, the panel of experts concluded that Gehry Partners\u2019 cream-colored, stone-clad model was the most suitable project for this particular location in Berlin. In a design likened to a cloverleaf, the tower\u2019s top floors rotate, with four connected structures around the building\u2019s axis.<\/p>\n<p>\u201cGehry&#8217;s design is strong in visual expression and introduces an unusually eccentric, new pattern for this location. Nevertheless, the fa\u00e7ade radiates agreeable tranquility. In addition, the design blends well with the neighborhood and conveys all aspects of metropolitan living,\u201d Senate building director Regula L\u00fcscher said in a statement.<\/p>\n<p>Hines opened its first office outside the U.S. in Berlin in 1991.
