Polo Ralph Lauren occupies 70 percent of the building.<\/p>\n<p>The price represents a going-in yield of 1.15 percent based on contractual ground lease payments through June 2022, according to Cushman, \u201creflecting historically low interest rates, escalating land values due to the strength of the residential and retail market, and the scarcity of ground lease offerings.\u201d<\/p>\n<p>The leasehold at 625 Madison is owned and operated by SL Green Realty Corp., of New York. The ground lease expires in June 2054.<\/p>\n<p>The building\u2019s website indicates that the office space is fully leased.<\/p>\n<p>The Cushman &amp; Wakefield team consisted of Brian Corcoran, Helen Hwang, Steve Kohn, Frank Liantonio, Marc Nakleh, Nat Rockett, Karen Wiedenmann and Sujohn Sarkar.<\/p>\n<p>\u201cThe investment benefits from strong sponsorship, long-term upside and a truly irreplaceable location at the core of one of the most luxurious commercial, residential and retail corridors in the world,\u201d Hwang, an executive vice president, said in a release.<\/p>\n<p>\u201cLeased fee\/ground lessor positions are rarely offered in Manhattan, so the opportunity was of great interest to investors around the world,\u201d said Steve Kohn, president of Cushman &amp; Wakefield Equity, Debt and Structured Finance.<\/p>\n<p>The contract that culminated in the deal was signed in late September, The New York Post reported on Oct. 1.<\/p>\n<p>One key to the sale, according to the Post, is that SL Green\u2019s current $4.6 million rent will reset in 2022 and 2041, with the rent reportedly expected to soar to about $50 million a year at the next reset.<\/p>\n<p>Formerly known at the Revlon Building and the Plaza Building, 625 Madison Ave. was completed to its current height in 1956 and extensively renovated in 1988.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The ground lessor\u2019s position at 625 Madison Ave., in Manhattan\u2019s Plaza District, has been purchased by Ashkenazy Acquisition Corp. for $400 million from 625 Ground Lessor.<\/p>\n","protected":false},"author":882,"featured_media":1004087689,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21783,11,1600,21742,10,21747],"tags":[],"class_list":["post-1004087687","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-investment","category-midatlantic","category-new-york","category-latest","category-northeast","category-office"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v23.4 (Yoast SEO v24.6) -
