A joint venture between Birmingham-native and entrepreneur Brad Oleshansky and Revitalizing Auto Communities Environmental Response (RACER) broke ground this week on the first phase of M1 Concourse\u2014a $40 million to $60 million investment that will transform the 80-acre site into an automotive event complex and recreational test track.<a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2013\/05\/M1-Concourse-Pontiac.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-129449\" title=\"M1 Concourse Pontiac\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2013\/05\/M1-Concourse-Pontiac.jpg\" alt=\"\" width=\"300\" height=\"111\" \/><\/a><\/p>\n<p style=\"text-align: justify;\">The validation facility was shuttered in 2006 and demolished two years later, <em><a href=\"https:\/\/www.mysanantonio.com\/news\/article\/Project-to-transform-former-GM-site-in-Pontiac-4533272.php\" rel=\"nofollow\">San Antonio Express-News<\/a><\/em> reports. The site was acquired by Oleshansky from RACER, a trust specializing in marketing properties that used to be part of General Motors\u2019 real estate portfolio before the company filed for bankruptcy in mid-2009.<\/p>\n<p style=\"text-align: justify;\">According to the information listed on the project\u2019s website, M1 Concourse has all the details necessary for a gated community. The master plan calls for a 40,000-square-foot event center, outdoor exhibition space for car shows, auctions and concerts, up to 100,000 square feet of single or multi-tenant office space, a 7,000-square-foot member clubhouse, a test track and automotive retail space.<\/p>\n<p style=\"text-align: justify;\">M1 Concourse\u2019s highlight will be the car storage component, which will include up to 350 private car \u201ccondominiums\u201d with climate control and plumbing, where car fanatics can house their valuable cars.
