All of these things combined make this fit right in with our parameters of seeking long-term lease transactions that have great creditworthy tenants and good rent growth.\u201d<\/p>\n<p>Cole Real Estate Investments has a number of properties in the area, all of which encompass its strategy of buying functional real estate with strong attributes.<\/p>\n<p>\u201cIt\u2019s a headquarters type of campus facility and there are other corporate headquarters in the area,\u201d Micera added, pointing to the multi-tenant possibilities should Sanofi-Aventis ever vacate.<\/p>\n<p>There are three other buildings in the campus that weren\u2019t part of the acquisition, but the location represents nearly 20 percent of the healthcare company\u2019s U.S. division space.<\/p>\n<p>According to Micera, since the building is only a little over two years old, there are no immediate plans for renovations, as it\u2019s a well-constructed asset with a lot of high-end finishes.<\/p>\n<p>Mack-Cali Realty owns or has interests in 278 assets, including 269 office and office\/flex properties totaling 31.1 million square feet and nine multi-family rental properties containing more than 3,300 residential units, all located in the Northeast.<\/p>\n<p>\u201cThe sale of this property continues our strategy of monetizing non-core assets,\u201d Mitchell Hersh, its president &amp; CEO, said in a company statement.<\/p>\n<p>Adam Spies, Kevin Donner and Neill Wessell of Eastdil Secured L.L.C. of New York, represented Mack-Cali in the transaction.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A subsidiary of Cole Corporate Income Trust Inc. acquired Sanofi-Aventis&#8217; property at 55 Corporate Drive in Bridgewater, N.J., from Mack-Cali Realty Corp. for approximately $72.3 million.<\/p>\n","protected":false},"author":451,"featured_media":1004071993,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21808,21783,21754,21742,10,21747],"tags":[],"class_list":["post-1004071991","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-featured","category-investment","category-medical-office","category-latest","category-northeast","category-office"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v28.0 (Yoast SEO v28.0) -
