investors headed by Slingshot Advertising CEO Owen Hannay has acquired 501 Elm Place, an approximately 190,000-square-foot landmark building in the heart of Dallas\u2019 West End District from a German investor group represented by International Capital.<\/p>\n<p>Colliers International North Texas brokered the sale.<\/p>\n<p>\u201c501 Elm is a historic property that has been fully renovated,\u201d Creighton Stark, Colliers International North Texas\u2019 senior vice president, told <em>Commercial Property Executive<\/em>. \u201cWith the positive dynamics going on throughout Downtown Dallas and the West End, the property received a lot of attention from investors.\u201d<\/p>\n<p>Originally constructed in 1903 and having undergone a full renovation, the property contains a combination of office, retail, and residential space, as well as the Dallas Holocaust Museum.<\/p>\n<p>\u201cThe West End neighborhood is benefitting from a number of trends: a growing residential population in Downtown Dallas, the new Omni Hotel and the positive dynamics of Victory Park,\u201d Stark said. \u201cFor the seller, as long-term owner of the property since 1995, it was important to achieve a positive outcome for this transaction.\u201d<\/p>\n<p>Bounded by Elm Street to the south, Record Street to the east, Pacific Street to the north, and Houston Street to the west, the property comprises one full city block within Dallas\u2019 historic West End District.<\/p>\n<p>\u201cA historic property such as 501 Elm requires a local, experienced ownership group,\u201d said Martina Crevecoeur, vice president of acquisition and dispositions at International Capital.\u00a0\u201cMr. Stark was able to identify several qualified buyers, and sold the property for a price that we were very pleased with.\u201d<\/p>\n<p>It\u2019s an area that has continued to perform well as investors are constantly on the search for property of this magnitude.<\/p>\n<p>\u201cDespite ongoing economic uncertainty across the U.S., the Texas market has remained exceptionally resilient, attracting national and international investors,\u201d Ben Lurie, Colliers International North Texas\u2019 senior associate, told <em>CPE<\/em>. \u201cInvestors continue to look to Dallas for office acquisitions.\u201d<\/p>\n<p>The property is currently about 60 percent leased.<\/p>\n<p>As Texas is a
