Seeing the value of the space rise made it the right time to sell and move the operation elsewhere, Caplan said.<\/p>\n<p>The acquisition includes more than 80 prime feet of frontage on Madison Avenue at the corner of 63rd Street, which Caplan said was prime for strong redevelopment and contributed to the strong price.<\/p>\n<p>Friedland plans to convert the prewar colonial office building into full retail use.<\/p>\n<p>\u201cThe site\u2019s excess development rights offer additional value enhancement potential,\u201d Caplan said. \u201c(Friedland) will redevelop the property into a retail jewel box.\u201d<\/p>\n<p>Friedland already had a strong presence along Madison Avenue with retail tenants such as Donna Karan, Dolce &amp; Gabbana, JP Morgan Chase and Bank of America.<\/p>\n<p>\u201cIt\u2019s hard to find properties on the market that are similar in terms of pricing and size,\u201d Caplan said. \u201cThe existing building is approximately 13,500 square feet above grade and there are only a small handful of deals in that price range.\u201d<\/p>\n<p>Richard Baxter, Scott Latham and Yoron Cohen joined Caplan as part of the Jones Lang LaSalle New York Capital Markets team on this transaction.<\/p>\n<p><strong>Like us on facebook:<\/strong><em><a title=\"Commercial Property Executive\" href=\"https:\/\/www.facebook.com\/\" target=\"_blank\" rel=\"nofollow\" pages\/Commercial-Property-Executive\/258033884191\">\u00a0https:\/\/www.facebook.com\/pages\/Commercial-Property-Executive\/258033884191<\/a><\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>JLL represented BNY Mellon in the sale of 706 Madison Ave., a 19,100-square-foot, premier retail building that was sold to Friedland Properties for $142 million. <\/p>\n","protected":false},"author":451,"featured_media":1004056281,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21783,11,1600,21742,21749],"tags":[],"class_list":["post-1004056279","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-investment","category-midatlantic","category-new-york","category-latest","category-retail"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v23.4 (Yoast SEO v24.6) -
