A $250 million plan to help revitalize a rundown area near Fenway Park between Boylston and Van Ness streets has been submitted to the Boston Redevelopment Authority by local developer Steve Samuels. If approved by the city, the project would kick off in the spring of 2012 and would replace a parking garage, a car wash and a closed Goodyear store with a vibrant mix of residential, office and retail space, reports the Boston Globe<\/em>.<\/p>\n Designed by Elkus Manfredi Architects, the multi-tiered complex would feature 225,000 square feet of office space in an 11-story brick-clad section. A separate 13-story portion marked by a glass fa\u00e7ade would include 150 residential units, most of them affordable, and an underground parking garage. The Globe<\/em> notes that a rooftop garden at the lower midrise level would link the residential and office parts of the complex. Rounding out the plan\u2019s major elements is a 165,000-square-foot retail section on the lower floors.<\/p>\n On the affordable housing front, the U.S. Department of Housing and Urban Development awarded $20.5 million to Boston and the Dorchester Bay Economic Development Corp. for neighborhood redevelopment, RealEstateRama<\/em> reported<\/em>. The developers, a partnership of DBEDC and Quincy Geneva Housing Corp., a local non-profit group, plan to purchase and rehabilitate 129 units in 13 properties in Dorchester.
