Skanska USA\u2019s Commercial Development business unit has made an official statement earlier this week, announcing the immediate construction start of the anticipated Class A office building at 3009 Post Oak Blvd. People familiar with the Houston commercial market may remember that Skanska first announced the building two years ago, while in the process of acquiring the site for the project.<\/p>\n
<\/p>\n
The project consists of a 20-story, 302,000-square-foot podium designed office building with 12 stories of office space sitting atop an eight-story parking garage. The building will feature an all-glass curtain wall fa\u00e7ade with floor plates that maximize space planning efficiencies. In addition, there will be an expansive double-height ground-floor lobby facing Post Oak Boulevard adjacent to a convenient circular auto court. With a premier location within the Uptown\/Galleria submarket, the Class A office building will provide panoramic views of the Central Business District, Texas Medical Center and Greenway Plaza to the east, with unobstructed views of the adjacent landmark Gerald D. Hines Water Wall Park directly to the west.<\/p>\n
Already pre-certified as LEED Platinum, the building will include features such as a high-efficiency glass fa\u00e7ade, an energy recovery wheel and occupancy monitoring systems; it will also be equipped with a sophisticated lighting control system for the office and garage areas, as well as water savings, with a rain-water collection system used for landscape irrigation.<\/p>\n
The project will be 100 percent self-financed, with Skanska USA Building as construction manager and Kirksey Architecture as architect, while Cassidy Turley has been selected as provider of on-site property management services.<\/p>\n
