R.D. Merrill and Daniels Real Estate are betting big on a new development that will take shape on the parking lot that sits just north of CenturyLink Field. The companies have submitted a plan for a 25-story tower located about 500 feet from the sports venue that would be a centerpiece of the Pioneer Square redevelopment.<\/p>\n

\u00a0 \"\"<\/a><\/p>\n

Dubbed South Tower, the building would sport a striking steel-and-glass design by ZGF Architects that could place the tower with the Space Needle among Seattle\u2019s most recognizable\u00a0structures. ZGF\u2019s plan calls for asymmetrically stacked two- to four-story-tall boxes, the Seattle Times<\/em> reports.<\/p>\n

Also included in the project\u2019s $193 million first phase is West Tower, a 10-story apartment building at Occidental Avenue South and South King Street. West Tower and South Tower will share a common base incorporating residential units, retail space and restaurants. When the first phase of construction is complete, the development would offer 514 apartments.<\/p>\n

Also planned for future phases are a 20-story condominium tower, a 20-story office building and a 25-story hotel. Next stop in the entitlement process: a critical decision by the Pioneer Square Preservation Board on whether South Tower fits in with its historic neighborhood.<\/p>\n
