{"id":1004051781,"date":"2012-06-29T12:38:08","date_gmt":"2012-06-29T20:38:08","guid":{"rendered":"https:\/\/synd.yardi.com\/?p=54722"},"modified":"2020-04-07T11:10:23","modified_gmt":"2020-04-07T19:10:23","slug":"jv-breaks-ground-on-luxury-development-in-jersey-city","status":"publish","type":"post","link":"https:\/\/www.commercialsearch.com\/news\/jv-breaks-ground-on-luxury-development-in-jersey-city\/","title":{"rendered":"JV Breaks Ground on Luxury Development in Jersey City"},"content":{"rendered":"<p style=\"text-align: justify;\"><em>By Veronica Grecu, Associate Editor<\/em><\/p>\n<p style=\"text-align: justify;\">Development partners Ironstate Development Company and Kushner Real Estate Group have broken ground on 18 Park\u2014a 550,000-square-foot, mixed-use project that will replace an undeveloped site adjacent to the Liberty Harbor North Light Rail Station near PATH and ferry service to Manhattan, all within the Liberty Harbor Redevelopment District in Jersey City.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2012\/06\/18-Park-Jersey-City2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-54725\" title=\"18 Park Jersey City\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2012\/06\/18-Park-Jersey-City2.jpg\" alt=\"\" width=\"300\" height=\"223\" \/><\/a>Jointly designed by HWKN Architects and Minno &amp; Wasko Architects to meet LEED certification and Feng Shui standards, the 11-story building will feature 422 luxury rental units, 10,500 square feet of ground floor retail space and 230 covered parking spaces. According to <em>The Real Deal<\/em>, the rental units\u2014comprising of studio-, one- and two-bedroom residences with views of the Hudson River, Statue of Liberty, Ellis Island and downtown Manhattan\u2014will be marketed around $36 per square foot.<\/p>\n<p style=\"text-align: justify;\">Future residents of 18 Park will benefit from a variety of upscale amenities such as an outdoor swimming pool, a planted garden on the roof, private storage space, a full-service fitness center, recreation space and non-stop concierge service.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2012\/06\/18-Park-Jersey-City-21.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-54727\" title=\"18 Park Jersey City 2\" src=\"https:\/\/synd.yardi.com\/wp-content\/uploads\/sites\/46\/2012\/06\/18-Park-Jersey-City-21.jpg\" alt=\"\" width=\"300\" height=\"223\" \/><\/a>The project also includes a new ground-level\u00a0headquarters for the non-profit Boys &amp; Girls Clubs of Hudson County, which will relocate to the new 34,000-square-foot home in the fall of 2014, when construction is scheduled to be completed.<\/p>\n<p style=\"text-align: justify;\">Plans for the independently accessed and operated facility include a dance studio, classroom space, rooms for arts and music programs and a new gymnasium with a floor-to-ceiling glass wall.
