There\u2019s a lot of leasing activity at this point,\u201d Jay Kraft, Liberty Property Trust\u2019s vice president and city manager, told <em>Commercial Property Executive<\/em>. \u201cIt\u2019s going to be a LEED building and is in a foreign-trade zone, so it provides tax benefits to companies involved with international trade.\u201d<\/p>\n<p>Plans call for the development to be constructed on a 25-acre site located at 16330 Central Green Blvd., within Liberty Property Trust\u2019s Central Green Business Park. The park provides convenient access to the George Bush Intercontinental Airport, Hardy Road and Interstate 45.<\/p>\n<p>\u201cWe believe there\u2019s a lot of potential with this park. We like to cluster our buildings and have the park atmosphere, especially in Houston,\u201d Kraft said. \u201cWe prefer to develop our own buildings vs. acquire. It\u2019s a strong active market and a good time to be developing buildings.\u201d<\/p>\n<p>The LEED-CS (Core and Shell) registered building is a single-story facility that will be constructed with a tiltwall panel exterior featuring a 28-foot clear height. It will include an ESFR sprinkler system, 47 truck docks, parking for 214 vehicles, 160,600 square feet of warehouse space and 3,000 square feet of office space.<\/p>\n<p>The space will have flexibility to support either a single- or multi-tenant environment.<\/p>\n<p>\u201cWe are pleased to have been awarded our third construction assignment from Liberty Property Trust within the Central Green Business Park,\u201d Chuck White, Cadence McShane Construction Company\u2019s vice president-division manager, said. \u201cThe Cadence McShane team takes pride in our customer-focused approach, allowing us to provide the best construction services possible to one of our most valued clients.\u201d<\/p>\n<p>Liberty 10 at Central Green is the third project that Cadence McShane has been chosen by Liberty Property Trust to construct, in the real estate trust\u2019s Central Green Business Park, having already completed Central Green Building 8, a 79,600-square-foot warehouse\/distribution facility and Central Green Building 9, a 63,600-square-foot LEED-CS facility.<\/p>\n<p>\u201cThe relationship between Liberty Property Trust and McShane is very strong. They have been a great company to work with and their people are very knowledgeable and professional,\u201d Kraft said. \u201cThe projects are usually done on time and at or below budget and if there are any unexpected problems or issues, they are good with coming up with creative solutions.
