The property has performed well throughout the downturn and we felt that it was poised for solid cash flow growth over the next few years as well,\u201d Bryan McDonnell, a principal with Prudential Mortgage Capital Company\u2019s Washington, D.C. office, told\u00a0<em>Commercial Property Executive<\/em>. \u201cAs much as the property, we look to who we lend money to and the sponsorship here was also very attractive to us.\u201d<\/p>\n<p>The fixed-rate loan is a first mortgage for Bentall Kennedy\u2019s purchase of the property.<\/p>\n<p>\u201cThe Newport office market remained strong throughout the recent financial downturn and continues to perform well, making Newport Tower a highly desirable property,\u201d said Mike Keating of Bentall Kennedy. \u201cWe are excited to partner with Prudential on this significant transaction.\u201d<\/p>\n<p>Currently, the building is 90 percent leased with tenants such as AXA, BNP Paribas, Brown Brothers Harriman, Bank of America Merrill Lynch, and Computershare.<\/p>\n<p>\u201cOver the last several years, the Newport submarket has become a vibrant, transit oriented, mixed use community with easy access to Manhattan,\u201d McDonnell said. \u201cThe quality of the asset, its prime location near the Hudson River waterfront with easy access to New York\u2019s financial center and the quality of the sponsorship with Bentall Kennedy made this transaction extremely attractive.\u201d<\/p>\n<p>The property carries LEED Gold distinction and is Energy Star certified.<\/p>\n<p>Multi-Employer Property Trust is an open-end commingled real estate equity fund that invests in a diversified portfolio of institutional-quality real estate assets in the United States.<\/p>\n<p>Bentall Kennedy is one of North America\u2019s largest real estate investment advisors, serving the interest of more than 500 clients on assets of more than $27 billion across 140 million square feet of office, retail, industrial, apartment and hotel properties.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Prudential Mortgage Capital administered a loan to Bentall Kennedy to fund the purchase of Newport Tower in Jersey City, N.J.<\/p>\n","protected":false},"author":451,"featured_media":1004045877,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21783,11,21742,21747],"tags":[],"class_list":["post-1004045875","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-investment","category-midatlantic","category-latest","category-office"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v28.0 (Yoast SEO v28.0) -
