The firm just closed on 7.8 million square feet across 18 industrial buildings located in central New Jersey, Chicago, Dallas, Atlanta and Columbus, Ohio, in an off-market transaction. Purchase terms were not disclosed. Most of the structures were built after 2000 and feature modern amenities.<\/p>\n<p>Since the signing of the lease agreement in October, KTR has been hard at work signing new leases for the property. Two months ago, occupancy sat at 72 percent but has now topped 84 percent. John DiCola, a partner with KTR, was optimistic on the prospects for future signings. \u201cWe think the buildings are all high-class assets in highly attractive markets,\u201d he told <em>Commercial Property Executive<\/em>. \u201cWe\u2019d like to continue with our fully integrated leasing platform.\u201d<\/p>\n<p>According to a <a href=\"https:\/\/www.commercialsearch.com\/news\/regions\/southwest\/jll-2012s-cre-outlook-still-in-flux-bright-spots-exist\/\">recent year-end report by services firm Jones Lang LaSalle<\/a>, 2012 will bring both rent growth and a measured return to normal levels of development for the industrial sector due to the relative scarcity of new property coming online for big-box distribution and logistics space.<\/p>\n<p>\u201cWe think there\u2019s going to be a gradual recovery in the leasing environment,\u201d DiCola said, agreeing with the report\u2019s findings. \u201cThere\u2019s still uncertainty about the macro level, so the pickup on the buy side is with the expectation that the leasing market will continue to strengthen.\u201d<\/p>\n<p>\u201cOperationally the portfolio is well balanced,\u201d DiCola concluded. \u201cThe in-place cash flow is stable with an average lease term remaining of over six years, while the vacant spaces are highly functional.\u00a0 Based on the positive leasing activity we have already experienced, we expect to stabilize the remainder of the portfolio ahead of plan.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>KTR Capital Partners has just closed on 7.8 million square feet of industrial space across 18 buildings located in central New Jersey, Chicago, Dallas, Atlanta and Columbus, Ohio.<\/p>\n","protected":false},"author":1201,"featured_media":1004038174,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21808,21748,21783,13,21742,10],"tags":[],"class_list":["post-1004035537","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-featured","category-industrial","category-investment","category-midwest","category-latest","category-northeast"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v28.0 (Yoast SEO v28.0) -
