PHOENIX \u2013 \u201cIt\u2019s about growth,\u201d PNC Real Estate executive vice president Marc McAndrew claimed during the opening keynote speech at the Urban Land Institute\u2019s spring meeting. \u201cAdaptation. The future and opportunities.\u201d<\/p>\n

McAndrew\u2019s opening remarks came amongst an atmosphere of change and growth at ULI\u2019s spring meeting. With the U.S. economy \u2013 and indeed, the world \u2013 beginning to see a slight thaw in the recession, there was a palpable if tenuous sense of hope expressed by panelists as well as moderator Jeremy Newsum, chairman of ULI.<\/p>\n

\u201cThe bust? That was our fault,\u201d Newsum said. \u201cReal estate professionals should take charge.\u201d<\/p>\n

The panel, \u201cCreating Our Own Destinies: The Future of Real Estate in Light of Our Past\u201d, tackled some blunt questions surrounding control, community and the moribund CMBS market. Some panelists smirked when Newsum asked if they had clear-cut control of their companies.<\/p>\n

\u201cAny time I think I\u2019m in charge at home, my three kids quickly remind me I\u2019m not in charge of anything,\u201d Vornado Realty Trust president & CEO Michael Fascitelli remarked, adding that the situation is similar in the professional realm. \u201cWe have multiple constitutents \u2026 (and) we have employees that we have to worry about. We have communities that we have to be sensitive to and that we have to be responsible to. \u2026 We have to balance a lot of different needs.\u201d<\/p>\n

Martin \u201cHap\u201d Stein, chairman & CEO of Regency Centers Corp., concurred.<\/p>\n

\u201cI\u2019d like to think I am (in control), but the fact is that every CEO has multiple groups to which they must respond,\u201d he said. \u201cCertainly (in the case of ) of our financial relationships. \u2026 If you perform, that\u2019s the highest level of control that you can have. You do the right things and execute well-conceived strategies, and you\u2019re going to have maximum control you can in this world.\u201d<\/p>\n

Stein added that taking care of tenants and providing an investment space that allows a long-term competitive advantage makes for happy co-investment partners as well as shareholders \u2013 two contingencies to which he must answer.<\/p>\n

National Association of Realtors chief economist Lawrence Yun had a different take.<\/p>\n

\u201cIn terms of who is in control going forward, I think it is ultimately the consumers,\u201d he said. \u201cIt\u2019s really about government and policy intervention. \u2026 (for example), the CMBS market is completely dead and has refused to recover even with the recovery in the financial industry.\u201d<\/p>\n

Yun asserted that the pendulum has swung too far for the CMBS market to recover quite yet. He was pessimistic about when that recovery will begin to take place. \u201cCMBS is completely not recovering,\ufffd\ufffd he said.<\/p>\n

Robert Lowe, chairman & CEO of Lowe Enterprises Real Estate Group, believes the pendulum is swinging back to basics, \u201cbut I\u2019m not sure the system has changed,\u201d he s\ufffdid.<\/p>\n

Communities, and particularly landlord-tenant relationships, fell under discussion.<\/p>\n

Fascitelli takes a harder-line look at the subject. \u201cOur job is to try to get the fair rent,\u201d he said. \u201cWe\u2019re not running a happiness poll for our tenants. We\u2019re trying to maximize (results).\u201d<\/p>\n

He added that associations are particularly important when it comes to tenants. \u201cEven though we like a tenant mix \u2026 it\u2019s the people associated with the tenants that we bring to them. And that\u2019s the biggest connection for the customers. If you ask people who owns a shopping center, 90 percent would know the answer to that question. They would know if it was a Whole Foods (for example).\u201d<\/p>\n

User experience \u2013 information that comes from knowing one\u2019s community \u2013 was deemed a major factor.<\/p>\n

\u201cYou can\u2019t design a property without knowing everything the user would want,\u201d Newsum remarked.<\/p>\n

\u201cYou shouldn\u2019t<\/em> design a property without knowing that,\u201d Lowe encountered to laughter from the audience.<\/p>\n

Stein emphasized a long-term look at how a property will perform within a given community. \u201cWe ask ourselves the question: Are we comfortable owning that for the next 10 years?\u201d he said. \u201cIf you do really good real estate, you\u2019ll be fine.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"
