<\/a><\/p>\nThe construction of Aberdeen Corporate Park, a 265,900 square-foot mixed-use office complex near the U.S. Army’s Aberdeen Proving Ground in Aberdeen, Md., has gotten underway. Developer Merritt Properties broke ground on the $60 million project’s first building, which will help answer the call for more Class A office accommodations in Harford County due to the U.S. Department of Defense’s Base Realignment and Closure process.<\/p>\n
Encompassing five buildings, Aberdeen Corporate Park will occupy approximately 36 acres at 635-660 McHenry Road in a designated Enterprise Zone just under two miles from APG and 35 miles northeast of Baltimore. The first building to be erected will be one of two three-story office structures and will offer 90,000 square feet. Ultimately, the complex will feature an additional one-story office facility with 63,500 square feet for an aggregate 253,900 square feet of office space and two retail pad sites totaling 12,000 square feet. Designed by GVA Architects, the park’s office structures will be built to meet the U.S. Green Building Council’s LEED Gold certification standards. <\/p>\n
Merritt is building Aberdeen Corporate Park on spec; a rather rare pursuit in today’s lackluster national office market, but given the consequences of the BRAC process, developing office space near APG and other areas in Harford County is a wise move. <\/p>\n
APG will become the home of the Defense Department’s center for communications and software development upon the relocation of a handful of department commerce centers, as commercial real estate services firm Cassidy Turley notes in a report released this month. The relocation will not only increase on-base staff by as much as 9,000, it will also result in the addition of even more jobs as government contractors flock to the area. Already, BRAC has spurred expansions at the likes of Booz Allen Hamilton and Northrop Grumman’s Logitech division. Additionally, as per the report, 28 new contractors have set up shop in the area including Mitre and Raytheon, which soaked up a respective 54,000 and 80,000 square feet at the 413-acre The Government and Technology Enterprise business compound within APG.<\/p>\n
