Few settings offer a greater contrast than the Brooklyn waterfront and the Arizona desert, but in both places, developers are finding innovative ways to give industrial development a green twist.At the Brooklyn Navy Yard on Thursday, New York City officials formally opened the Perry Avenue Building, a $25 million, 89,000-square-foot project that they touted as the first multi-story green industrial facility in the United States. The building features rooftop solar panels, and\u2014in a first for New York City\u2014permanent building-mounted wind turbines. Elsewhere at the Navy Yard, a spring construction start is scheduled for the Duggal Greenhouse, a 60,000-square-foot facility that will develop and manufacture sustainable products and that will be a candidate for LEED platinum certification. The unveiling of those projects came one week after a joint venture detailed plans for an alternative energy-themed industrial park in Arizona. On April 2, GWS Technologies Inc. and Sustainable Eco-Green Development Co. announced that they are teaming up to develop the project next to the Phoenix-Mesa-Gateway Airport in Mesa as part of a 900-acre parcel owned by Paragon Properties. A signature element of the GWS Technologies-SEDCO park will be solar power provided by an on-site plant, and the developers plan to make the park a hub for alternative energy companies. GWS Technologies and SEDCO are banking on the growing interest in sustainability to attract a variety of both established and start-up tenants. \u201cThere are a lot of ways to be green,\u201d said GWS Technologies CEO Richard Reincke. One strategy will be to draw alternative energy companies from locations like California and Mexico\u2019s border region, as well as local start-ups. The developers want to build an incubator center for alternative energy start-ups. Tenants in non-energy-related industries that want to operate sustainable facilities will be a third target. Like the Brooklyn Navy Yard projects, the Mesa park\u2019s facilities will incorporate LEED development standards.Located on the former site of Williams Air Force Base, Phoenix-Mesa-Gateway Airport is at the heart of a broader redevelopment effort. Arizona State University and Chandler-Gilbert Community College campuses located on the former base are ultimately expected to serve 20,000 students.
