Limoneira Co. prepares to take the next step in the development of a 1,500-home mixed-use community now that it has obtained the Santa Paula City Council and Planning Commission’s approval of the 501-acre project, located about 40 miles outside of Santa Barbara, Calif. \u00a0The development will be sited in unincorporated Ventura County on the former Teague-McKevett Ranch property, which is now known as East Area I. Limoneira’s plans will create a veritable \u201ccity within a city\u201d centered on 1,500 homes, including single-family residences, townhomes, condominiums and apartments. Adhering to city mandates, Limoneira will incorporate affordable housing into the residential segment. The property will also feature 400,000 square feet of light industrial and commercial space, office space, retail space, a civic auditorium and open-air amphitheater, parks and 200 acres of preserved open space. East Area I will go even further beyond the typical mixed-use destination with the development of a fire station and the designation of 60 acres for an elementary school, as well as a high school and post-secondary educational facilities with joint-use recreational facilities. \u00a0In addition to signing off on Limoneira’s specific plan for East Area I, the City Council and Planning Commission certified the Environmental Report for the development and authorized an application with Ventura County to commence the annexation process.
