The proposed 10000 Santa Monica Boulevard luxury condo project will bring \u201cgreen\u201d to a whole new level. Courtesy of a design by Jean Nouvel, the high-profile French architect who\u2019s just been tapped by SunCal Cos., the project\u2019s developer, the 45-story, 177-apartment tower in Century City, Los Angeles, will feature \u201can integration of landscaping beyond the ground-level, horizontal plane into the vertical fa\u00e7ades of the building.\u201d In a prepared statement, Nouvel described his semi-transparent design as making the building (pictured) look like \u201ca green blade.\u201d In addition to vertical landscaping, the design includes a private 40,000-square-foot garden at the lobby level. Overall, the project is aiming for LEED Silver certification. Individual condo units will range from about 3,400 to 9,500 square feet, with a maximum of six residences per floor. Penthouse units will be two stories. The 2.4-acre site, now vacant, was formerly occupied by an office building and a restaurant. A SunCal spokesperson told CPN that the current estimate on construction cost for 10000 Santa Monica Boulevard is $400 million. Building approvals are being submitted this week, according to the spokesperson, and the construction time frame is being estimated as 37\u201340 months. Nouvel first achieved architectural fame with his 1981 design for the Institute of the Arab World, in Paris. Recent U.S. projects include a 75-story hotel-apartment tower next to the Museum of Modern Art in midtown Manhattan, a 20-story condo tower at 11th Avenue and 19th Street in New York, and the 40 Mercer Street Residences, also in New York.
