A major step in the development of the Picatinny Applied Research Campus in Picatinny Arsenal, N.J., has been taken with the start of construction on the 1.1 million square-foot office and research park’s first structure. Developer Advance Realty Group is behind the massive Class A development, the first component of which is a 27,500-square-foot flex building. PARC boasts a location off Route 15 and near I-80 in Morris County, about 30 miles from New York City. The flex building is part of the project’s first phase, which will ultimately encompass 100,000 square feet of office and lab space. ICS Builders Inc. is on board as the project’s contractor and will begin raising the steel for the structure in the near future. PARC will be just one component of the 6,500-acre Picatinny Arsenal in Morris County, a former U.S. Army base that is being developed as part of the U.S. Department of Defense’s endeavor to reuse decommissioned installations. Advance has signed an agreement with InSitech Inc.–the Army’s Picatinny Arsenal\/Armament Research, Development and Engineering Center non-profit partner and intermediary for the property’s redevelopment–to build PARC under the government’s Enhanced Use Leasing program. Picatinny is home to over 4,000 government employees and contractors, approximately 1,600 of whom are engineers or scientists. “The demand for this type of high-tech space definitely exists,” an Advance spokesperson told CPN today. “In addition to the extensive amount of contractors working for the U.S. Army and Picatinny Arsenal on the property, there are a a number of companies locally and nationally that work with them, but not within the compound.
