Topson Downs Leases 443 KSF Inland Empire Warehouse

DAUM Commercial Real Estate Services represented the tenant in the transaction. The 10-year lease was completed for a total consideration of $30 million.

Topson Downs, an apparel manufacturer has leased a newly-constructed 442,920-square-foot-distribution warehouse in Chino, Calif. DAUM Commercial Real Estate Services completed the 10-year lease on behalf of the tenant, for a total consideration of approximately $30 million. Colliers International represented the lessor, Watson Land Co., in the transaction.

The building, situated at 8986 Remington Ave., is part of the Watson Industrial Park, and it is close to Interstate 15 and state routes 60, 91,71 and 83. The warehouse features easy access to The Ports of Los Angeles and Long Beach and positions the tenant near a large pool of consumers as well as a strong labor force.

“Located near the border of Los Angeles County, the Chino submarket has one of the tightest industrial vacancies in the Inland Empire, at just 1.4 percent,” said Gus Andros, executive vice president of DAUM Commercial’s Inland Empire-based office, in prepared remarks. 

The warehouse is LEED certified and includes 5,600 square feet of office space, 80 dock-high and two ground-level ramp truck positions, 36-foot minimum clearance, 100 percent concrete truck courts and an ESFR sprinkler system.

“Given that this asset was new construction in this supply-constrained region, with a state-of-the-art design well-suited to today’s distribution needs, competition was extremely high,” said Andros. “We were able to secure this building in the face of several competitive bids by demonstrating our client’s proven track record and strong presence in Southern California and internationally,” he added.
