Showpad Triples Office at One North State in Chicago

Belgium-based sales enablement firm Showpad has expanded its footprint at One North State in Chicago by almost 50,000 square feet. Last year, the company’s office spanned 18,368 square feet. It now it spans almost 70,000 square feet as the firm continues its rapid growth. Senior Director James Stein of Cushman & Wakefield represented Showpad in the deal.    

The iconic One North State was built between 1900 and 1912 to serve as the flagship for the Mandel Brothers department store. The mid-rise property encompasses 533,000 square feet and was partly renovated in 2017—a year after Shorenstein bought it from Fortress Investment Group, according to Yardi Matrix data. Renovations consisted of adding a large town hall with daily lunch offerings, a bi-level fitness center with a climbing wall and a furnished rooftop deck to the building. The first floor provides privately owned retail condominium while floors 2 to 16 are for office use.

Tenants such as Showpad benefit from proximity to the newly remodeled Wabash CTA station as well as a variety of attractions such as Millenium Park, the Chicago Riverwalk. Considered to be one of Chicago’s most accessible building, One North State connects to O’Hare International Airport via the CTA blue line one block west of Dearborn, as well as Ogilvie and Union Station in approximately 10 minutes via the CTA Loop Link.

Senior Vice President Sara Spicklemire and Vice President Kelsey Scheive of CBRE represented the landlord, Shorenstein Properties, which recently sold a five-building office campus in San Jose for $128 million.
