Public Storage Expands Houston Portfolio

Charmel Storage and Bellomy & Co. have arranged the sale of a 941-unit self-storage facility on behalf of the seller. The brokerage team also procured the buyer.

Public Storage has purchased Sentry Self Storage, a 104,024-net-rentable-square-foot facility in Houston. Charmel Storage Capital and Bellomy & Co. have arranged the sale on behalf of the seller, Investors Warranty of America, and procured the buyer. The facility will be rebranded as Public Storage.

Located at 707 Maxey Road, the storage occupies almost 5 acres near Interstate 10, approximately 10 miles from downtown Houston. The storage location is surrounded by many apartment communities, including the 409-unit Verandas at North Shore, and the 211-unit Rollingwood.

Built in 2006, the seven-building facility comprises 941 climate-controlled and drive-up units, ranging from 25 to 360 square feet, according to Yardi Matrix data. Additionally, the asset features security cameras, parking and RV Parking spaces and offers on-site management and 24-hour access.

The brokerage team included Principal Hugh Horne of Charmel Storage Capital and Bill Bellomy and Michael Johnson, principals of Bellomy & Co.

In June, Bellomy & Co. brokered the sale of Keep Self Storage, a 33,934-square-foot facility located also in Houston.
