Premier VA Office Tower Fetches $62M

PGIM Real Estate has sold One Global View in Herndon, Va., a 217,088-square-foot, ENERGY STAR-certified office building anchored by Airbus Group.

Tritower Financial Group has acquired One Global View, a 217,088-square-foot Class A office building in Herndon, Va. PGIM Real Estate disposed of the nine-story property for $61.5 million.

The facility is located at 2550 Wasser Terrace and features column-free floorplates, adjacent structured parking, a fitness center and an on-site cafeteria. Additionally, the ENERGY STAR-certified asset is 87 percent leased to five different companies, the anchor tenant being Airbus Group, which holds a 58 percent occupancy rate.

One Global View is in close proximity to the Westin Hotel at Dulles Airport and has access to a full-service restaurant and 15,000 square feet of conference and meeting space. The property will also provide easy access to the Innovation Center Station by 2020 when the Metrorail Silver Line extension will be completed.

NKF Capital Markets’ Executive Managing Directors Jud Ryan and James Cassidy represented the seller in the transaction.

Investor demand continues to increase for assets near current and future silver line Metrorail stations. These transit nodes are driving economic development and assets are quickly appreciating in value with the promise of new mixed-use neighborhoods,” Ryan said in a prepared statement.

In a recent deal, Tritower disposed of the Amazon Robotics headquarters in North Reading, Mass.
